Around 70 percent of the homes in Ludlow are seasonal. Heated, quiet and empty through the coldest weeks of the year. Nothing in an empty house announces itself. A supply line lets go on a Tuesday and nobody hears it until Friday, and by then the problem is not plumbing, it is floors, ceilings and an insurance claim. You do not need a property manager at three hundred dollars a month to make that go away. You need a plumber who already knows your house, and who has the key.

We hold the keys and the codes.
Regular clients leave us a key or a door code, the alarm code and access to the smart thermostat. Nothing waits on your schedule and nobody drives up to let us in. We let ourselves in, do the work and lock up behind us.

We watch it while you are gone.
Plenty of our houses run freeze and leak detection, and we take those alerts with you. When a sensor trips at two in the morning we are fifteen minutes away, not three hours. When a cold snap is coming, our houses hear first.

We close it and open it on schedule.
Drained and winterized each fall on a date we set, water back on each spring, and a check before any week you tell us matters. Photos of what we found land on your phone before the bill does, every single time we are there.

What does the Freeze List cost?
Call us for the season price. We are one family with one truck, so the list is capped, and we will not sign on more houses than we can answer for.
My pipes just froze and I am three hours away. What do I do?
Call 802-417-1647 right away, day or night. If someone is at the house, have them shut the main, usually where the water line enters the basement, and open the nearest faucet. Never put a torch or any open flame on a pipe. If nobody is there and we hold your key or code, we will go.
It is already November. Am I too late?
Call anyway. We will tell you straight what can still be done this season, and your house goes on next fall’s list.
